As part of the ongoing regeneration of Porth Teigr by igloo, Cardiff Council's Planning Committee has approved an application for 104 new homes.
The overall scheme will include a mixture of housing types with a strong public realm and a connection of open spaces between them. The approval of 104 homes marks the first phase of residential development on site and incorporates 2-5 storey houses of 2/4 bedrooms as well as 2/3 bedroom apartments.
The scheme, on the eastern side of the Bay is already home to the new BBC Roath Lock Studios, the Doctor Who Experience and the Welsh Government's centre for creative industries building Gloworks.
A driving force behind the proposal is igloo's sustainable investment Footprint® policy themes: Health Happiness and Wellbeing; Regeneration; Sustainability and Urban Design.
The layout and arrangement of spaces within the homeshas been developed in response to research into "the way we live now" (1).
With an emphasis on multifunctional/flexible spaces, it will be a place for relaxing, entertaining and socialising. The houses at the centre of the site adopt a courtyard typology, responding to their unique setting within the development and maximising the benefits of the protection afforded by the taller, dockside properties that surround them. This reflects the concept for the public realm of the site, which was conceived as a nut with a hard outer shell, the more robust outer skin, with the soft fruit at the centre.
There is extensive planting proposed within the site and the ambition is that all internal planting will be edible. Each house also has a roof garden with a 'greenhouse' providing access to the upper level whilst also allowing natural light to penetrate far deeper into the floor plan.
Routes have been designed to be attractive, legible, safe and accessible to all, with easy wayfinding. The relationship between public and private spaces is crucial in encouraging residents to develop a sense of ownership and pride in a place that extends beyond the immediate boundaries of their properties.
The split level ground floor of the waterside properties create a one and a half storey height space adjacent to an external west facing terrace and the public footpath beyond.

Whilst there is a series of house types, each individual dwelling has been enhanced to ensure its own individuality whilst also retaining the common themes and design principles of the development as a whole.

Porth Teigr is a 38-acre mixed-use, sustainable development project in Cardiff Bay, a joint venture between igloo (an Aviva Investors Fund) and the Welsh Government.
Savills have been advising igloo as residential agents for the development. Fletcher Morgan and Knight Frank, both with offices in Cardiff have been appointed by igloo as joint commercial agents for Porth Teigr.
